106.5ac Kilkenny Farm brings in €2.52 million

In another record sale with a record price, Kilkenny auctioneer Pat Gannon sold a 106.5 ac weed farm in Earlsrath, Mullinavat for €2.52m or €23,660/ac.
The buyers are two brothers who farm locally.
The residential grass farm 2.5km from Mullinavat village has a number of farm buildings and was offered in a number of lots before being sold as a whole in a ding-dong fight that kept a full auction hall in rapt attention.

At the rear is a series of traditional stone external offices with slate roofs, while the courtyard has a five-post slatted shed and a five-post drying shed.
A well-developed road opens up the company and allows access via a second entrance.
The land is “good south Kilkenny pasture land with much street frontage”.
Lots varied in size from 11ac to 70ac and when the auction was in full swing three remained in contention: the house on 70ac, a 36ac package and the whole.
The house on 70ac was bid at €1.405m while the 36ac piece was bid at €1.1m, making a total of €2.505m.
When Mr. Gannon’s gavel fell, the entire day won with a prize of €2.52 million.

“The Mullinavat area is a strong agricultural and dairy location and although smaller plots of land occasionally come onto the market, this is the first major operation to come onto the market there in a long time,” said the auctioneer.
“A large crowd came to bid and you could hear a pin drop during the bidding.”
The site is divided by a number of roads including the M9 which have divided it into a number of plots with independent access. This met with great interest and several parties got involved in the tender at an early stage.

Stephen Barry ended a flawless round for Raymond Potterton auctioneers as the sale of a 35ac arable and weed farm in Clooney, Castletown marked a 100 per cent success rate for auction sales in 2022.
“Every farm we put up for auction this year was sold under the hammer, none were withdrawn and none had to wait until after the auction,” Mr Barry said.
The farm is close to Carlanstown on both sides of the N52, with another frontage to a secondary road. It was sold in two batches, with dairy farmers making up all active customers.

This 35 ac farm in Clooney, Castletown between Kells and Ardee is shared by the N52 and works tillage and grass.
A 12ac plot in pasture brought in €155,000 while a 23ac tillage across the street sold for €335,000 for a total of €490,000 or €14,000/ac.
