40ac Kilkenny plot with good road frontage and site potential estimated at €15,000/ac
At this time of year I usually call up auctioneers and wonder if there’s anything out there to write about. This year I don’t have to pick up the phone – there seems to be a lot of land for the market.
A number of smaller Leinster properties for sale over the next few weeks will test the strength of prices as the days lengthen.
Joe Coogan is selling a 40 acre property with plenty of frontage in Corbettstown and Ballyfoyle near Castlecomer, Kilkenny.
Mr. Coogan describes the property as good agricultural ground which may have location potential. It is offered for private sale as a whole or in two lots.
A 15ac parcel is laid out in two bays and has a large street frontage to the main Castlecomer-Kilkenny road.
The second stretch extends to 25ac and is divided into four spans, the street frontage of which leads onto a local thoroughfare known as Mothel Lane.
The property is opposite the Cave Bar on the main street, 5 miles from Castlecomer and 7 miles from Kilkenny city. The private contract sale is listed at €600,000 or €15,000/ac.
14ac in Dunboyne for €18,000/ac
One of the first online land auctions of 2023 involves the sale of a 14ac lot with over 300m of frontage in Milestown, Dunboyne, Co. Meath. The transaction is carried at €250,000 or around €18,000/ac.
The soil is stubble and although tilled in recent years it is described by Eamon O’Flaherty of Sherry FitzGerald Brady O’Flaherty (along with Paddy Dunican) as prime land suitable for any agricultural purpose.
It is in good country, close to Ballymacoll Stud Farm, just over 4km south of Dunboyne. It could be suitable for a house.
The property will be put up for sale by online auction on Wednesday 8th February.
8ac pasture land in Kildare €17,000/ac
Mr O’Flaherty is also managing the sale of an 8ac plot of land on Lime Avenue, Kilnamoragh South, Donadea, close to Donadea Forest Park, Co. Kildare.
The parcel is described as the best land planted in a field of permanent pasture with mature borders. The lands are just over 4 miles from Kilcock and Clane and less than 15 minutes’ drive from Maynooth.
The sale will result in agricultural prices of €125,000 or just over €17,000/ac. However, the auctioneer thinks there might be location opportunities.
