58.5 ac non-residential building in Westmeath, with 25 ac forestry, estimated €500,000


Given the peak prices paid for Leinster plots of late, a number of plots across the province will be auctioned over the next few weeks with conservative price estimates ranging from €8,000/ac to €12,000/ac.

This Thursday 2nd June Murtagh Bros are selling an 84ac non-residential farm in Corry, Rathowen, Co Westmeath in an online auction.

The property includes 58.5 acres of pasture land with a number of farm buildings and 25.5 acres of woodland.

The whole thing is estimated at €600,000.

The property is 10 miles west of Mullingar and 1 mile from the N4 Sligo road and is being sold in two lots or as a whole.

The 58.5ac is laid out in eight fields of good grazing land, fenced in by traditional hedges. It has limited street frontage but enough for one or two locations.

The yard consists of a four-post barn with a two-row slatted frame with feeding alley.

There is also a detached four-post drying shed, a number of other storage buildings, cattle transport facilities and a derelict house.

This part is estimated at €500,000.

The 25.5 ac Sitka spruce forestry was planted 22 years ago and the mature wood will be valuable although not premium.

The property, valued at €100,000, is accessed via the 58.5ac section and backs onto the River Inny.

The stock will be sold this Thursday, May 2nd at 3:00 p.m. in an online auction on the LSL platform.

‘A good solid farm that needs some maintenance’

A 54 ac plot of roadside pasture in Moranstown, Ballynacargy in Co Westmeath is on the auctioneer’s hammer for a suggested price of €450,000.

The site is described by Mr Murtagh as ‘a good solid farm in need of some maintenance’ and is half a mile from the village of Ballynacargy and 10 miles from Mullingar.

Divided into 11 small fields fenced by hedges, it has a three-post cattle pen with beds, livestock facilities and water from a private well. There are no claims.

According to the auctioneer, the farm is in a good cattle breeding area where the country is known for its fattening capacity.

62.7 ac Holding in West Wicklow, which is being sold in lots

A 62.7ac interest in Ballyrahan, Tinachely, Co. Wicklow is being auctioned. 4km from the villages of Timauery and Shillelagh, it has plenty of road frontage.

The parcel is currently part of a larger dairy farm and is described as having high quality soil suitable for cultivation or grazing and a constant supply of natural water from a number of sources.

Indicatively priced at €10,000-12,000/ac, the site is being offered for sale in multiple lots or as a whole by auctioneer David Quinn. These include a 20.5ac package, a 42.2ac package, or the whole thing.

Parcel of 13 ac at Skeeter Park, Co. Wexford

Mr Quinn is also managing and directing the sale of a 13ac property in Skeeter Park, Bargy Common, Cleariestown, Co. Wexford for €8,000/ac.
