Distinctive Donnybrook pub on the market, managed for €1.9m

Developer Lispopple Point Limited is selling McCloskeys, one of the last two remaining pubs in Donnybrook, Dublin 4, one of South Dublin’s most desirable, convenient and affluent residential areas.

Joint brokers Lisney Morrisseys and Stokes Property are looking at €1.9m for the property, which has planning permission for five apartments and a retail outlet.

In recent years two other pubs in the center of the village, Kielys and Madigans, have been redeveloped, the latter as The Donnybrook licensed restaurant and the former as a residential building
Complex.

The only other pub left in Donnybrook is Arthur Mayne’s, which is closer to the opposite south end of the village.

McCloskeys is located in the center of the terrace at 83-85 Morehampton Road and occupies 530m²
over three floors and partly with a basement.

With a large one-storey annex, the ground floor extends to 270 m² and houses a bar, off-license and kitchen and its space is complemented by
beer garden and terrace.

Its overhead area extends to 180 m², supplemented by a basement room of approx. 97.3 m².

Lispopple’s planning permission for a development with accommodation above the shop includes the retention of the existing three storey front elevation and basement and the ground floor retail unit which could also be retained for pub use.

The development includes the partial demolition of the existing three-story central terrace building and rear extensions, and the construction of two three-story buildings.

Block A, opposite Morehampton Road and incorporating the existing facade, gable and basement, will contain two two bedroom duplex apartments above a 128m2 ground floor retail unit with new shop frontage and a basement store.

Block B at the rear of the site will contain two two bedroom duplex apartments above a ground floor three bedroom apartment.

The owners of Lispopple bought the site in 2017 for less than €1.7million from the McCloskey family, who gave their name to the pub, which they have run since 1963.

By securing planning permission in 2020, Lispopple increased the value of the property.
