Many Dubliners have dreamed of retiring to a quaint cottage with a wild flower garden by the sea in beautiful Greystones, Co. Wicklow.
Well, here it is, albeit with a few things that need fixing. Primrose Cottage (it even has the right name) is an Edwardian property on Chapel Road in Blacklion on the north side of Greystones overlooking the Wicklow Hills.
Tell me more about the place…
The house has a yard that is just under 100 feet long. There is a side passage which is on the deeds of the neighboring property but has priority for Primrose. In the same family since the early 1900’s, it comprises a really impressive main reception room with high ceilings, a bedroom, a kitchen, a small bathroom and a cute front garden.
The bad news?
Primrose Cottage has been unoccupied for five years. While everything seems primitive and regular at the front, the bottoms at the back are spongy and slightly inclined.
So here structural issues need to be addressed and a strip-out is required, with re-wiring, re-piping and the cost of a new kitchen and bathroom. You also need an extension for a proper kitchen/living room and an extra bedroom.
And the good news?
The refurbished object is the dream of a box of chocolates for many. This is Greystones. It has the sea, beach, hills, restaurants, cafes, bars, cliff walks, marina and darts.
There is plenty of room to expand as the neighbors have done and the huge garden has room for an atelier, workshop or garden room.
How much should I buy?
The asking price is 350,000 euros.
And to fix it?
Well done for the above, about €200,000.
What will I end up with?
Two-bedroom apartments in the marina without land are sold for well over €550,000. You have a dream double room with grounds in a great location.
Who do I talk to?
Ross Williamson by Sherry FitzGerald.
