What is it?

Ermot Bannon is based on two episodes of room for improvement from the refurbishment and makeover of the 1930s house he bought on Valentia Road, Drumcondra, Dublin 9. Now an almost identical house four doors down at number 23 needs work and offers an opportunity to follow the TV architect’s example.

Tell me more about the place…

If you want to faithfully copy Dermot’s house (or try something different) then, as with all Bannon-like plans, you’ll need very deep pockets. Dermot bought his house four years ago for around €895,000 and spent another €600,000 on the renovation.

Another plot of land on this road (albeit larger) was recently sold in good condition for €1.525m. The houses were built for civil servants in the 1930’s and this one has two receptions, three bedrooms, a bathroom, kitchen/breakfast room and a WC on the ground floor.

The bad news?

New windows, re-wiring, plumbing, a new kitchen and insulation will be needed and the new owners will likely want an extension to the rear and upstairs above the garage. Construction costs are over €3,500 per square meter and material costs have skyrocketed (wood up 60 percent since the beginning of the year).

And the good news?

The house has a 150 foot back yard which is just huge by urban standards. So there’s plenty of room for a decent expansion with a bit more room for leisure and maybe a large home office. There is a new boiler and the address is one of the most desirable in North Dublin.

How much should I buy?

The asking price is €975,000.

And to fix it?

If you are responsible for the budgets, around €300,000 should be enough.

What will I end up with?

A €1.5 million house for €1.3 million.
