Launched in 2016, CapitalRise gives investors the opportunity to invest in some of the most exclusive prime real estate developments across London and the Home Counties – previously reserved for a select few individuals and institutions due to the large transaction sizes.
CapitalRise was founded by two directors from Finchatton, one of London’s leading property development companies with over £2 billion in corporate and property finance assets completed to date.
Together, they aimed to close the funding gap for prime real estate finance created by the retreat of traditional lenders following regulatory changes since the global financial crisis, and open up prime real estate investments previously only available to very high net worth institutional investors.
What do you think makes this company unique?
When we started the business we were the only specialist first class property lender in the UK market and we still are today. We were also unique in our offering to investors. Enabling you to invest in real estate bonds in locations like Mayfair, Belgravia and Chelsea is something that, to our knowledge, you cannot find anywhere else.
The depth of our experience and knowledge is evidenced by the strong performance of our loan book, which to date has not suffered any losses or defaults. We have a rigorous due diligence process, careful credit structuring and stress testing. In addition, our founders invest their own personal money in every single investment, showing their confidence in the quality of their underwriting process.
CapitalRise has developed its own proprietary technology to offer real estate developers fast and flexible financing. This rich technological background combined with the team’s extensive real estate expertise has been key to the company’s success and rapid growth.
How has the company developed in recent years?
CapitalRise is known for operating in Prime Central London, but we also operate in Greater London and the Home Counties. We continue to expand in these areas, supporting more developers with financing needs for high-value real estate projects.
With a deep capital base from a variety of funding lines and a rigorous approval process, we can afford to be very selective in our loan selection. We work exclusively with experienced developers with a proven track record and offer access to significant capital from institutional and proprietary partners and the extensive CapitalRise network.
Financing loans from £1m to £20m and with an impeccable track record, we have supported the development of over £571m of prime property across the UK and returned over £93m to investors.
What can we expect from CapitalRise in the future?
More of the same! We continue to diversify our loan book and support developers with larger credit facilities and continue our expansion in the Home Counties.
We pride ourselves on our fully digitized processes, allowing investors to start, invest and manage their portfolio entirely online. We will continue to digitize our processes and improve our customer journeys by introducing new products and functions. Expanding our tech team will continue to allow us to deliver new features faster.
