Two different industrial properties have come onto the market that will appeal to users, investors and developers.
ne is a site in north County Dublin that joint agents CBRE and JP&M Doyle are estimating to be worth €6.44 million. The other is a vacant storage and office unit in Ballycoolin available for sale or rent.
The North Dublin site covers 23 acres within the Fingal Logistics Park and is on Ballymadun Road adjacent to Ashbourne Business Park in Co Meath. The Fingal site borders an M2 junction marked by the Pillo Hotel and is just one kilometer from the town of Ashbourne.
CBRE’s Garrett McClean says the target price, which equates to a rate of €280,000 per acre, is “competitive as zoned land trades at twice the price just 15 minutes closer to the M50”.
With its GE general employment zoning, it can house industrial, logistics and warehouse accommodation.
In 2020, the family that owns the 116-acre site of Fingal Logistics Park put the entire larger site up for sale, but subsequently chose to sell just this 23-acre site.
Meanwhile, CBRE also offers the market a storage and office unit, 5a Stadium Business Park, Ballycoolin, Dublin 11, for sale or lease.
This mid-deck building spans 15,091 square feet, including 2,293 square feet of two-story offices. CBRE’s Aaron Robinson expects over €3m to sell or €185,000 per year to rent on a three-year short-term lease.
