Meeting rooms, breakout areas, and outdoor spaces are among the most requested features in workspaces, according to new infinitSpace research.
European Flexible workspace Vendors conducted an independent study of 200 UK office owners, asking them what features were most important in attracting tenants.
Three out of five (60%) said having on-site meeting rooms was ‘very important’ or ‘somewhat important’, making it the most popular choice. This is followed by breakout areas (59%) and outdoor spaces (58%), such as terraces, gardens or balconies.
Social time and work perks
In-building barista and networking events (both 54%) and workspace apps (53%) are seen by office owners as the next most important features to win tenants.
Further down the list, having a gym (51%), bike storage (50%), and showering and changing facilities (43%) are less selective but still considered important. important to many homeowners.
New owner preferences
More than three-fifths (62%) of the UK commercial landlords currently struggling to attract potential tenants to fill their office space, with 64% having seen a “significant shift” in tenant demand during the pandemic.
Research by infinitSpace shows that currently, homeowners spend an average of 33% on co-working and flexible spaces – by 2026, this number will increase to 44%. However, 51% of homeowners looking to increase their flexible workspace offering said they feel frustrated by the challenge of doing so.
